Can I sell a house without an electrical certificate?
Yes, there is no legal requirement for an EICR or electrical certificates to sell, but the gap surfaces anyway: buyers' surveys recommend electrical checks, solicitors ask for Part P certificates for notifiable work, and missing paperwork converts into indemnity policies, retests or price negotiation. A £200 EICR before listing is usually cheaper than the discount a nervous buyer asks for.
The legal position is clean: no statute requires electrical certification to sell an owner-occupied home. The practical position is messier, because the conveyancing process is designed to find exactly this gap.
Two documents come up. Part P certificates evidence that notifiable work (new circuits, consumer units, kitchen and bathroom electrics of certain kinds) was done and certified; where work was done without, solicitors reach for indemnity insurance, which protects against council enforcement but says nothing about whether the wiring is safe. An EICR is the safety answer: current, coded, and about the actual installation rather than its paperwork history.
The seller's calculation: a pre-listing EICR (£150 to £280) either gives you a clean report to hand buyers, killing the objection before it forms, or a priced defect list you can fix or transparently discount for on your own terms rather than under offer-retraction pressure.
Buying rather than selling? Reverse the advice: make an EICR part of your due diligence on any house whose electrics have no recent paperwork. It is the cheapest survey you will commission and the most likely to pay for itself in negotiation.
