A report is 'unsatisfactory' if it contains any C1 (danger present) or C2 (potentially dangerous) observations, or an FI (further investigation). C3 items alone never fail a report; they are recommendations. An unsatisfactory report is not a catastrophe: it comes with a specific list, we price each item separately, and once the C1s and C2s are fixed you get written confirmation that brings the installation back to satisfactory. Landlords have 28 days to complete that work.

Two to four hours of real testing. Power goes off circuit by circuit: we test insulation resistance, earth continuity, polarity and earth-fault loop impedance, verify RCDs trip inside their required times, and inspect a sample of accessories and the consumer unit itself. You get a report listing every circuit with its readings, every observation with a code and photo, and a straight verbal summary before we leave. If someone quotes an EICR done in 45 minutes, that is a visual once-over, not an inspection.
