What happens if my EICR is unsatisfactory?

Short answer

You get a coded list, not a condemnation: every C1 and C2 observation is a specific, priceable defect. Fix those and the electrician issues written confirmation that restores the installation to satisfactory; there is no need to re-run the whole inspection. Landlords must complete the work within 28 days; homeowners set their own pace, guided by the codes.

'Unsatisfactory' is a technical status, and for older Bristol housing it is the common result: it means the report contains at least one C1, C2 or FI. It does not mean the house is uninhabitable or the wiring is condemned; it means specific items need attention, and the report names each one.

The economics are usually kinder than the word: the commonest C2s (RCD protection absent, bonding missing) resolve through a consumer unit upgrade and bonding work, a defined-cost package rather than open-ended surgery. FIs resolve through investigation that either clears them or converts them to coded, priceable defects.

Process: fix the C1/C2/FI items, receive certification for the remedial work plus written confirmation the observations are resolved, file both with the original report. Landlords do this inside 28 days and supply the confirmation onward; owners simply keep the trail.

Two protections worth insisting on anywhere: itemised remedial pricing separate from the inspection (so you can compare or take it elsewhere), and remedial work certified in its own right. Both are standard practice here; both keep the incentives clean.
